Market Analysis

We perform a Comprehensive Market Analysis to establish a fair market rent. This requires physical inspection of surrounding neighborhoods and units, and various web sites such as,, and which offer a strong pulse on the market.

Evaluating and finding good comps for your unit(s) is critical for maximizing overall value for you. We find these comps for you, and keep close tabs on rental rate movements thereafter, thus making sure occupancy is maintained at peak levels.

Review & Preparation

We evaluate the current property condition and prepare a report offering suggest repairs, alterations and or capital improvements to best maximize your rental income. It is crucial that your property stands out from the competition for optimal occupancy levels and Return On Investment.

Our team is adept in managing capital improvement/development projects of all sizes, allowing us to offer you a reasonable turnkey solution regardless of the project scope.


After conducting our extensive market analysis for your unit/s, our team fine-tunes the positioning of your property for the market and develops an aggressive marketing campaign, and tenant retention programs. Tenant Screening

We protect your investment by screening applicants based on personal interviews, credit reports, employment verification and former landlord references. Ensuring that we procure only the most highly qualified tenants. It’s in everyone’s best interest that only the finest applicants become tenants.


Maintenance costs are often times the largest expenses encountered on rental properties. Knowing this cost reality, we have developed deep relationships with key technicians in the various common fields of maintenance. We review thoroughly supplier and contractor bids, making sure we have competitive bids for all major work to be done.

Supervision & Inspections

On a quarterly basis we review the exterior of your investment property to make sure your investment and the surrounding landscape are being maintained at a high level by the tenants, and the gardening service team.  

Our team diligently records the condition of your property at the start of very tenancy, requiring tenants and our team to sign acknowledgment.  It is critical that all parties agree up front on the condition to avoid disagreements upon move out.

We also perform annual inspections, allowing us a first hand view of your investments interior condition and allowing us to proactively maintain the highest standards of maintenance.

Monthly Reporting & Disbursement

We provide owners with quality information, to allow for any decision making that may be required throughout the year.  The aim is to provide regular updates on operations and answer any questions that you have through:

  • Maintenance Suggestions/Needs
  • Supervisor Updates and Pictures (As Needed)

Monthly Disbursements

Our signup process makes it easy for your to receive your monthly disbursements of rent proceeds.  With your authorization, we can deposit your money directly into your bank account, or if you prefer physical checks, no problem we've got you covered!
